Total Debt Service adds every other monthly obligation — car payments, credit-card minimums, lines of credit, student loans, support — on top of housing. The cap is 44%. This is the ratio that usually binds.
You qualify at the higher of your contract rate plus 2% and 5.25%, not at the rate you'll pay. It's a federal rule for insured mortgages and every bank, and it's why a rate cut moves affordability less than people expect.
5% on the first $500,000 and 10% on the rest up to $1.5 million, with mortgage insurance below 20% down. At 20% or more the insurance goes away, and some lenders relax the ratios a little. The calculator applies the tier and the premium for you.
A $500-a-month car payment removes roughly $90,000 of mortgage room under TDS. Paying a debt off, or consolidating it, often adds more buying power than a raise would.
