Why Prepayments Are the Fastest Route to Mortgage Freedom
Every dollar you put toward your mortgage principal, above and beyond your regular payment, does two things at once: it shrinks the balance and it eliminates all the future interest that dollar would have cost you. Because Canadian mortgages are front-loaded with interest in the early years, prepayments made sooner are worth far more than the same dollars made later. Used well, your prepayment privileges can knock years off your amortization and save tens of thousands in interest.
Know Your Prepayment Privileges
Nearly every closed Canadian mortgage comes with built-in prepayment privileges — the amount you're allowed to pay down each year without triggering a penalty. They're usually quoted as two percentages, for example "15/15" or "20/20":
- The first number is the lump-sum privilege — the share of your original principal you can pay off in a year as a one-time payment.
- The second is the payment-increase privilege — how much you can raise your regular payment.
These limits vary by lender, so it's worth knowing yours before you plan. A more generous privilege set can matter more than a slightly lower rate for a borrower who intends to pay aggressively.

1. Annual Lump-Sum Payments
If you receive a bonus, tax refund, or inheritance, applying it directly to principal is one of the highest-return uses of that money — you're effectively earning a guaranteed return equal to your mortgage rate, tax-free. Even modest annual lump sums compound into major savings.
2. Increase Your Regular Payment
Raising your payment — even by a small amount — sends the entire increase straight to principal. Many lenders let you adjust this once a year. Rounding a 1,940-dollar payment up to 2,100 dollars, for instance, barely changes your monthly budget but meaningfully shortens the amortization.
3. Switch to an Accelerated Frequency
Choosing accelerated bi-weekly or weekly payments builds in the equivalent of one extra monthly payment every year automatically. It's a set-and-forget prepayment that requires no ongoing effort.
4. Double Up or Round Up
Some lenders allow "double-up" payments, letting you pay extra on any given payment date up to the amount of a regular payment. Others let you round every payment up to a convenient number. Small, consistent additions add up quietly over a full term.

Watch the Limits and Penalties
Prepayment power comes with rules, and getting them wrong can be expensive:
- Stay within your annual privilege. Exceeding your lump-sum or payment-increase limit can trigger a prepayment charge. Know your cap and time larger payments accordingly (for example, split a big lump sum across two calendar years).
- Breaking the mortgage entirely is different. Paying off the whole balance mid-term — to sell, refinance, or switch lenders — usually triggers a penalty calculated as the greater of three months' interest or the Interest Rate Differential (IRD). That's separate from your annual privileges.
- Reset the clock each year. Privileges typically don't carry over, so use them within the calendar or anniversary window your lender defines.
